Why schedules beat single numbers

Most calculators hand you one monthly figure and stop. That hides the interesting part: how much of each payment is interest, when PMI drops off, or how a refinance that lowers the payment can still cost more over its lifetime.

Every calculator here shows the full picture: charts of your balance over time, year-by-year amortization tables, and plain-English callouts that flag what matters in your specific numbers.

FAQ

Frequently asked questions

How is a monthly mortgage payment calculated?
The principal-and-interest portion uses the amortization formula M = P x r(1+r)^n / ((1+r)^n - 1), where P is the loan amount, r is the monthly rate and n is the number of payments. Property tax, insurance, HOA dues and PMI are then added to give the true monthly cost.
What is compound interest?
Compound interest is interest earned on both your original deposit and on interest already added. The formula is A = P(1 + r/m)^(mt), where m is how many times interest compounds per year. More frequent compounding and more time both increase growth.
When does refinancing a mortgage make sense?
When your monthly savings recover the closing costs before you expect to move or sell, the break-even point. Divide total closing costs by the monthly savings. Also compare lifetime costs: extending the term can make a refinance with a lower payment more expensive overall.
How long does it take to pay off a credit card?
It depends on the balance, the APR, and how much you pay each month. Paying only the minimum (often 2 to 3% of the balance) can stretch repayment over many years because most of the payment goes to interest. A fixed monthly payment well above the minimum clears the balance much faster.
What is PMI, and when does it go away?
Private mortgage insurance is usually required on a conventional loan with less than 20% down. It typically costs 0.3% to 1.5% of the loan per year, billed monthly. It can generally be removed once your balance reaches 80% of the home's value; on most loans it drops off automatically at 78%.
Are these calculators financial advice?
No. They provide estimates for planning and education based on the numbers you enter. Actual loan terms, taxes and returns vary; for decisions with lasting consequences, consult a licensed financial adviser or tax professional.
